Mortgage Protection Insurance in League City
Mortgage protection insurance pays a sum if you die before the loan is paid off. We size it to your balance and payoff date, name the right beneficiary and explain each option in plain words. Your family keeps the keys instead of a payment they cannot cover.
What This Coverage Really Does
This is life insurance pointed at a single bill, your mortgage. If you pass away while the policy is active, it pays out so the loan can be reduced or cleared. Most people set it up as a term policy that lasts as long as the loan does.
PMI is something else. That line on many loan statements protects only the lender if a borrower stops paying. This policy protects the family in the house. It is not property insurance either. A Gulf Coast windstorm policy pays for the roof, not the loan when the person with the paycheck dies.
We see it as a basic safety task, like testing the smoke detectors in a new home. Put it in place while you are in good health, set it up correctly, and then it can stay in the background.

What We Cover on Your Policy
- 01
Coverage amount set to your balance
We start from your current payoff figure, not a round number someone picked. If you want a cushion for taxes and property insurance payments, we add it on purpose and show you the cost.
- 02
Term matched to the loan
A 30-year loan usually gets a 30-year term. If you have 18 years left, we look at a 20-year term instead of paying for years you will not need.
- 03
Level or decreasing coverage
Decreasing coverage shrinks as the loan does and costs less. Level coverage stays the same, so your family gets extra money once the balance drops. We lay out both side by side.
- 04
Beneficiary set up the safe way
Some mailed offers pay the lender directly. We usually suggest naming your spouse or family as beneficiary, so they choose whether to pay off the loan, keep payments going or sell.
- 05
Riders explained, not pushed
Disability, critical illness and return-of-premium riders are available on some policies. We tell you what each one costs and when it makes sense, and it is fine to skip them.

You just closed on a loan
Mailers show up a few weeks after closing. Some are good, and some skip important terms. That is a good moment to compare them with a policy you can read and follow.
One paycheck carries the payment
If one income covers most of the loan, losing it can put the payment at risk in a matter of months. A policy fills that hole.
Your job's coverage falls short
Employer life coverage is often one or two years of pay and usually stops when you leave the job. That seldom pays off a whole loan.
You moved or refinanced
A new loan usually brings a different balance and payoff date. Your old policy may be too small now or end too early.
Your health may not stay the same
Your rate depends on your health on the day you apply. Holding off until after a diagnosis can raise the price or narrow your choices.
From First Call to Finished Policy
- 1
A quick phone talk
We ask what you owe on the loan, how many years remain, what you earn and who relies on it. A recent mortgage statement helps if you have one close by.
- 2
Clear choices side by side
You see a few policies, each with its amount, term, monthly price and beneficiary setup. Plain language, and no push toward the largest one.
- 3
Applying
Some policies call for a brief health exam, which can often happen at your workplace or another spot that works for you. Others ask health questions only. You will know which before you begin.
- 4
Your policy, reviewed
Once the policy comes, we read it with you line by line and make sure the beneficiary, term and amount are what you agreed to.
What Moves the Monthly Cost
Your price depends on you and your loan, not on a flat rate. We go through the factors below one at a time, so no number on your quote is a mystery. You hear the figures by phone before you apply for anything.
- Age and health
- Younger, healthier applicants pay less. Tobacco use, past conditions and current medications all count.
- Coverage amount and term
- A bigger balance or a longer term raises the cost. Matching both to your real loan keeps it from running high.
- Level versus decreasing
- Decreasing coverage usually costs less each month. Level coverage costs more but leaves extra money once the loan shrinks.
- Exam or no exam
- Policies with a health exam are often priced lower. Simplified issue policies skip the exam but tend to cost more for the same amount.
- Added riders
- Every rider raises the monthly cost a little. We quote each rider on its own line, so you can keep the ones worth it and drop the rest.
Mortgage Protection Questions We Hear
Isn't this just PMI?
No. PMI is a charge lenders often add when the down payment is small, and it covers only the bank if a borrower stops paying. It pays you nothing. Mortgage protection is life insurance that pays out when you die, so your family has money to keep making the payments or pay off the loan.
Does the money go to the lender or to my family?
It depends on the policy. Some pay the lender directly. We usually name your family as beneficiary, which lets them pay off the loan, keep up the payments or use the money in a safer way.
What happens if I sell the house or refinance?
With a standard term policy, the coverage is tied to you, not to the loan. You can keep it, adjust it or let it go. If your new balance is much bigger, we can look at adding coverage.
Could regular term life do the job instead?
Often it can. A term policy sized to your mortgage can serve the same purpose. We compare the two side by side so you can see which gives you more coverage for the price. Our Term Life Insurance page covers that choice.
Will I have to take a health exam?
Not always. Some policies rely on health questions alone and can be approved sooner. Policies with an exam are often cheaper. Before you apply, we tell you which type suits your health and your timing.
I don't live in League City. Can you still help?
Yes. We work with clients throughout the area, Friendswood, Dickinson, Webster and Kemah included. All of it can be done by phone, whenever it works for you.
